Vacant Home Staging: staged living room on Oak Drive, Buckeye Lake
Oak Drive | Buckeye Lake

Vacant home staging is the most complete thing we do. You hand us an empty house; we bring everything it needs to read as a home: sofas and beds, rugs and lamps, art for the walls, a tree in the corner, a bowl on the island. Installation usually takes one to two days, and the house is ready for listing photos and showings when we leave.

We're based in Newark and stage empty houses across Columbus and Central Ohio, from new builds in Blacklick to a lakeside house in Buckeye Lake.

Why staging an empty house matters

Empty rooms are harder to read than people expect. Without furniture, buyers lose their sense of scale. Is that bedroom big enough for a king bed? Where does the sofa go in a room with three doorways? In listing photos, a bare room often looks smaller and colder than it really is, and the eye lands on outlets and floor vents instead of the fireplace.

The National Association of Realtors' Profile of Home Staging reports that staged homes tend to spend less time on the market and often receive stronger offers. We see the practical side of that on every install: furniture gives a room a job, and a room with a job is easier to want.

Our vacant home staging services, room by room

We always recommend starting with the main spaces of focus, because these are the rooms that truly sell buyers:

  • Entryway. The first photo after the exterior, and the first impression at every showing.
  • Living room. Where buyers decide whether the house feels like home.
  • Dining room. Proof that a real table fits and the room works for gathering.
  • Kitchen. Styled lightly, so the counters, island and daylight do the talking.
  • Primary suite. The room buyers imagine waking up in.

Beyond those, we'll stage any space you ask for, especially the ones that genuinely add to the home's appeal. A desk in a flex room or a pair of chairs in a sunroom can change how buyers see a floor plan. We'll tell you honestly which extras earn their place.

Designed for the house you actually have

Before anything goes on a truck, a team member walks the property in person, confirms measurements, checks how light moves through the rooms and plans the layout and install logistics, so the sectional isn't too long for the wall and the dining table doesn't block a walkway.

Then we style toward the house's strengths. At Raccoon Valley Road in Granville, that meant cream armchairs framing the brick fireplace and a warm wood island that picked up the kitchen's timber mantel. At Oak Drive in Buckeye Lake, it meant pale upholstery and cane-back chairs that let the terracotta floors and beamed ceilings carry the room.

Reusable by design

We favor eco-friendly, reusable materials, and our inventory is meant to move from house to house rather than end up in a dumpster. The staging industry produces a lot of waste; we'd like to produce as little of it as we can. Read more about our sustainable approach.

After the install

The standard staging term is 30 days. If the house needs more time on the market, extensions are available, because every sale timeline is different.

Vacant Home Staging: questions

Which rooms should I stage in a vacant house?

We always recommend the main spaces of focus: the entryway, living room, dining room, kitchen and primary suite. Those are the rooms that truly sell buyers and lead the listing photos. We'll stage any other space you ask for, and we'll tell you honestly whether an extra bedroom or office is worth including for your particular house.

How long does it take to stage an empty house?

Most installations take one to two days, depending on the size of the home and the scope of the project. We plan the logistics during the onsite assessment, so on install day it is delivery, styling and setup, and the house is ready for listing photos when we are done.

How long does the furniture stay?

Our standard staging term is 30 days. If the house needs more time on the market, extensions are available. We try to keep things flexible, because every sale timeline is different, so let us know as early as you can if the listing is running long.

Is it better to stage a vacant home or sell it empty?

Empty rooms tend to look smaller in photos and give buyers nothing to judge scale by. The National Association of Realtors' Profile of Home Staging reports that staged homes tend to spend less time on the market and often receive stronger offers. We go deeper in stage or sell empty?

How much does vacant home staging cost?

It depends on square footage, layout, access, the number of rooms and install logistics, so we write a custom proposal for every home. Request a free estimate for a proposal based on your property.
