Choosing a service

We're a small studio based in Newark, working with homeowners, hosts and Realtors across Columbus and Central Ohio. Every project begins with the property itself: how it looks, how it needs to function and who it needs to welcome.

Home staging services

Vacant home staging

For empty houses. We bring furnishings, art and decor for the main spaces of focus (entryway, living room, dining room, kitchen and primary suite) plus any other rooms you request. The most complete option. More on vacant staging.

Occupied home staging

For sellers still living in the home. We call it supplemental staging: a consultation on what to change, then pieces from our inventory mixed into your own furniture. More on occupied staging.

Advisory staging consultation

A one-hour walkthrough and a written checklist for preparing the house with what you already have. The lightest-touch option. More on the consultation.

Styling services

Interior styling

For rooms meant to be lived in, not listed. We combine functionality with aesthetics to create personalized spaces. Tell us what you need and we will confirm the scope in your proposal. More on interior styling.

Short-term rental styling

For guest spaces that need to photograph clearly and work beautifully during a real stay. More on short-term rental styling.

Who we work with

Homeowners, of course, and the agents who represent them. See staging for real estate agents for how we work to photo dates and book on a seller's behalf, and staging for investors if you're listing a flip.

How home staging works

Every project follows the same four steps, from the first form to the last pillow. We keep it clear and organized, so you always know what comes next.

How it works

  1. Step 1

    Free estimate request

Send us your property details through the free estimate form. We review them and reply with an initial estimate based on size and scope.

  2. Step 2

    Onsite assessment

A team member visits in person to confirm measurements, assess lighting and layout, plan installation logistics and fine-tune the design strategy. We adjust the estimate if needed and send your final proposal.

  3. Step 3

    Proposal and scheduling

Once you approve the proposal, the contract is signed, payment is collected and your installation dates are secured.

  4. Step 4

    Install and 30-day term

We handle delivery, styling and setup, usually in one to two days, so the home is ready for photos and showings. The standard staging term is 30 days, with extensions available.

Custom proposals

How custom proposals work

No two homes are the same. Square footage, layout, access, the number of rooms and installation logistics all shape the scope. We write a custom proposal for every home, based on exactly what the property needs.

Your first estimate is based on the details you send. The onsite assessment lets our team confirm the plan before the final proposal is prepared.

Your initial estimate is free, and the onsite assessment is where it becomes a firm proposal. Start with a free estimate.

Common questions

How much does home staging cost?

Every home gets a custom proposal based on square footage, layout, access, number of rooms and logistics. Your initial estimate from us is free.

How long does installation take?

Most staging installations take one to two days, depending on the size of the home and the scope of the project. We coordinate carefully so everything is finished and ready for listing photos, and the standard staging term that follows is 30 days, with extensions available.

Do I have to move out for staging?

Not necessarily. Vacant staging is for homes that are already empty. With occupied staging, many homeowners stay in the property through the listing period, and we'll show you how to keep the staged look for showings so it feels manageable and realistic.

Do staged homes really sell faster?

Every sale is different, but the National Association of Realtors' Profile of Home Staging reports that staged homes tend to spend less time on the market and often receive stronger offers than unstaged homes. Buyers form opinions quickly, and a well-presented home makes a stronger first impression. More in our FAQ.
