What Blacklick homes tend to need

Much of what sells here is newer construction: open main floors, gray or greige walls, luxury vinyl plank floors and bedrooms upstairs. These are clean, practical houses, and that is exactly why they can photograph flat. When every listing in a subdivision has the same finishes, the staging is what makes one feel like a home rather than a floor plan.

We add warmth with texture rather than clutter: patterned rugs to soften hard floors, woven pieces, natural wood and art with a bit of character. We also define the open plan so buyers can see a living room, a dining area and a kitchen instead of one long room. And we pay attention to the windows, because many of these homes back onto yards, ponds or common ground that buyers want to see.

Our Blacklick project on Woodland Creek Court

On Woodland Creek Court the living room got a cream sofa and matching chair over a large patterned rug, a wood coffee table and a woven wall piece between the windows. A second sitting area used a white sofa, a black round table and rush-seat lounge chairs under a vintage-style crane print.

The dining space got a round wood table with black spindle chairs, which fits the footprint of a newer build better than a long rectangle. The sunroom, with windows on three sides looking over the yard, became a quiet corner with two woven chairs and a small side table. Upstairs, the primary bedroom was layered in whites and grays with a vintage-style rug, and a pair of channel-back cream chairs finished a secondary sitting space.

Rooms to prioritize in Blacklick

  • The main living area, defined so it reads as a room of its own.
  • The dining space, sized to the actual footprint.
  • Any sunroom or four-season room, which buyers love when it has a purpose.
  • The primary bedroom, calm and layered.

Home staging in Blacklick: questions

Do you charge extra to travel to Blacklick?

Blacklick is in our Central Ohio service area. We confirm travel, delivery, installation and pickup arrangements in your custom proposal after the onsite assessment.

Is staging worth it for a newer build in Blacklick?

Newer homes often compete with similar houses nearby, so photos that feel warm and clearly laid out help a listing stand out. The National Association of Realtors' Profile of Home Staging reports that staged homes tend to spend less time on market and often receive stronger offers. A consultation is a lower-cost place to start.

Do you stage sunrooms and four-season rooms?

Yes, when they help the listing. On Woodland Creek Court we staged the sunroom with two woven chairs and a small table so buyers could picture using it year round. Our core focus is the entry, living room, dining room, kitchen and primary suite, but any space you request can be added to the proposal.

How long does a Blacklick installation take?

Installation usually takes one to two days, depending on the size of the home and the number of rooms. We leave the house styled and ready for listing photos and showings. The standard staging term is 30 days, and extensions are available if you need more time on the market.
