Home staging FAQ

Home Staging Questions, Answered

Selling a home can feel overwhelming. Our goal is to make the staging part simple, clear and maybe even a little exciting. Here are the questions we hear most, answered plainly.

The basics

What's the difference between vacant and occupied staging?

Vacant staging means we bring furniture and accessories into an empty house to make it feel warm and inviting. Empty rooms feel smaller and are harder for buyers to connect with. Occupied staging, which we call supplemental staging, uses what you already have: we edit, rearrange and supplement with our own pieces for better flow and buyer appeal.

Do staged homes really sell faster?

Every sale is unique, but industry research, including the National Association of Realtors' Profile of Home Staging, consistently shows that staged homes tend to spend less time on the market and often receive stronger offers than unstaged homes. Buyers form opinions quickly, and a well-presented home simply makes a stronger first impression.

Is it better to stage a house or sell it empty?

Empty rooms tend to photograph smaller and colder than they are, and buyers have nothing to judge scale by. Staging gives each room a clear purpose. If budget is the concern, focusing on the main spaces (entryway, living room, dining room, kitchen and primary suite) covers what matters most. We go deeper in stage or sell empty?

What if I just need advice, not furniture?

That's what the advisory staging consultation is for. A team member walks through your property for one hour, shares how to prepare it with what you already have, then writes up a checklist of everything you discussed. Ask us if you also need hands-on help with the changes.

Cost & timing

How much does home staging cost?

It depends on the house: square footage, layout, access, number of rooms and install logistics. We write a custom proposal for each home after reviewing the property details.

Why doesn't your website show pricing?

Because no two homes are the same. Square footage, layout, access, the number of rooms and installation logistics all affect the overall investment. We create custom proposals so you're paying for exactly what your property needs, nothing more and nothing less. Your initial estimate is free, so request one and you'll have a real number.

Is home staging worth it?

For most sellers, the question is how much time on market staging might save and how the house will compare in listing photos. The National Association of Realtors' Profile of Home Staging reports that staged homes tend to sell faster and often draw stronger offers. We walk through the trade-offs in is home staging worth it?

How long does the installation take?

Most staging installations take one to two days, depending on the size of the home and the scope of the project. We coordinate carefully during the onsite assessment so the install itself runs efficiently and everything is finished and ready for listing photos.

How long does the staging stay in the home?

Our standard staging term is 30 days. If your home needs more time on the market, extensions are always available. We try to keep things flexible, because every sale timeline is different. If you think the listing may run long, let us know early and we'll plan for it.

What if the house sells fast, or takes longer than expected?

A fast sale is the best outcome, so tell us as soon as you're under contract and we'll plan from there. If the listing runs past the standard 30-day term, extensions are available. The specifics of both scenarios are laid out in your proposal and contract, so there are no surprises either way.

When should we schedule listing photos?

After the install is complete. Every installation is planned so the home is styled and ready for photos and showings when we leave, and most take one to two days. Give us your target photo date when you request an estimate, and we'll work the install schedule back from it.

Living in a staged home

Do I have to move out for staging?

Not necessarily. With vacant staging, the home is already empty. With occupied staging, many homeowners remain in the property during the listing period. We'll guide you on how to maintain the staged look for showings so it feels manageable and realistic, not like living in a showroom.

How do I get my home ready before the stager arrives?

Start packing early: family photos, collections, extra furniture and anything on the counters you can live without for a few weeks. Your consultation will give you a room-by-room list of what should go. Our guide on how to prepare your home for staging covers the rest.

What happens if something gets damaged?

It's a fair question, especially when you're living alongside our pieces day to day. Responsibility for the staging inventory is covered in your contract, which we go through with you before anything is signed. If something does happen, just tell us and we'll sort it out together.

Can I buy or keep a piece I love?

It happens more than you'd think: a sofa or a piece of art that suddenly feels like it belongs. Just ask us. Each situation is different, so we'd rather talk it through with you than promise anything in advance. Mention it early, before the staging term ends.

Working with us

What's it like to work with you?

Clear and organized, in four steps. You request a free estimate and we send an initial figure based on size and scope. A team member visits for an onsite assessment and we send your final proposal. Once it is approved, the contract is signed and dates are secured. Then we deliver, style and set up so your home is ready for photos and showings.

Where are you located?

We're based in Newark, Ohio, and serve homeowners and Realtors throughout Central Ohio, including Columbus and the surrounding communities. Not sure if you're in our service area? Just reach out, we're happy to help. See areas we serve for more.

How far do you travel?

Central Ohio and beyond. Our portfolio runs from Buckeye Lake and Granville, a few miles from the studio, to Powell, Commercial Point and a cabin outside Urbana. If you're farther out, contact us with the address and we'll let you know whether we can make it work.

Who pays for staging, the seller or the agent?

Either can. Some agents book and pay for staging as part of their listing service; often the seller pays directly. Agents are welcome to request the estimate on a seller's behalf, and the proposal and contract go to whoever is booking. See staging for real estate agents for how that works.

Why should I choose Jovi French for my staging?

We're thoughtful, not rushed: an in-person assessment means a plan that fits your layout and buyer. We focus on the rooms with the biggest emotional impact, so your investment works harder. You'll always know what to expect. We know what Central Ohio buyers respond to. And we care about the outcome, including using reusable materials to cut waste.
